We have a strict no pet policy in this home!
Out of respect for our homeowners and guests with allergies, we cannot make an exception no matter how small or well behaved the pet. (Please do not disregard this policy as it will result in the loss of your deposit.)
NO SMOKING
We have a strict no smoking policy!
Smoking is allowed outside on the porches and decks. Please, do not dispose of cigarette butts in the yard or surrounding areas. If discarded butts are found, additional cleaning fees will apply. (Please do not disregard this policy as it will result in the loss of your deposit.)
MINIMUM AGE REQUIREMENT
Renting a house is just like renting a car.
You must be of "legal and responsible age" to rent our houses. We will not rent to anyone under 25 years old.
This person must be one of the guests who remains with the rental party throughout their stay.
Parents please do not call to rent for college parties as guests will be asked for proof of age at time of check-in.
INTERNET
We do offer our guests high-speed wireless Internet access.
CHECK-IN / CHECK-OUT
Check-in is after 4:00 pm at the house. A lock box code will be e-mailed to you once your rent is received.
Please do not attempt to check in early unless previous arrangements have been made. Early check-ins are rare, but we will make every effort if a request is made at time of booking. Please call 24-48 hours prior to arrival to verify availability.
Check-out is at 11:00 AM
It is our mission to provide the cleanest houses possible so that you will become our guest for life. This 5 hour window allows just enough time for the house to be cleaned and for the hot tub to be serviced before your arrival.
Please help our housekeeping staff meet their schedule without inconveniencing the next guests by checking out on time. There is an extra charge for late checkout and prior approval for a late checkout is required. Please leave all keys, remote controls, and garage door openers at the location.
A fee of $50 per hour will be charged for each hour (or portion thereof) past the required check out time. A $50 per item fee will be charged for each lost key and remote control and a $200 fee per garage door opener will be charged for each garage door opener that is not at the location during the Manager's checkout and cleaning inspection.

A deposit of $300 by check will secure your reservation and be held as a security deposit with the full amount of rent due 30 days before arrival.

The person booking the house must be at least 25 years old.
Please note: Until we receive the deposit check needed to hold the house, we will not reserve the house for you.
BOOKING CONFIRMATION
Once a reservation has been completed – received deposit check, we will email a confirmation of the booking details to the person making the reservation.
PAYMENT OF RENTAL CHARGES
The rent check is due 30 days prior to your arrival.
CANCELLATIONS
– ALL CANCELLATIONS MUST BE MADE IN WRITING

Our house is a privately owned home; consequently cancellations affect the owners significantly.
For reservations canceled more than 30 days prior to arrival, the full deposit will be returned minus a cancellation fee of $25.
For reservations canceled inside 30 days, 1/2 of the rental deposit ($150) is forfeited.
For reservations canceled inside 14 days, the full rental deposit ($300) is forfeited.
For reservations canceled 7 days (or less) prior to date of arrival, the guest is responsible for the amount of the entire cost of the booking, pending the ability to re-rent the house for the entire length of the anticipated stay. NOTE: THIS POLICY INCLUDES LAST MINUTE BOOKINGS.
For your protection, Trip/Travel insurance is recommended. For travel protection insurance, we suggest CSA Travel Protection Insurance at 800-348-9505 or www.csatravelprotection.com or contact your local AAA Travel Agent for specific insurance plans available.
CHANGES TO YOUR BOOKING
Should you need to change your dates, we can reschedule your reservation with no penalty provided the change is processed at least 30 days prior to your scheduled check-in date. (Your booking deposit will be placed in escrow for the future reservation.)
Changes to an existing booking are very time consuming as they require updates to multiple systems and schedules. We will gladly make one date or house related change to your booking free of charge. However, each additional change will result in a $25 fee.
PLEASE NOTE: This policy does not include additions/subtractions to the number of guests. There will be NO CHARGE for a change in guest count. (All other normal rates still apply)
CLEANING FEE
A $175 Cleaning and Hot tub maintenance fee will be charged to each reservation. Payment of this will be due at the time the rental fee is paid.

WHAT WE SUPPLY
The property is equipped and set up as a fully furnished property that will include bedspreads, linens, blankets, pillows, towels, as well as a fully equipped kitchen. There will be extra charges to the Security Deposit for replacing these items if such action is found to be necessary.
WHAT YOU SHOULD BRING
Plan on packing your personal toiletry items. Manager will provide only a limited supply of toilet paper, paper towels, shampoos, soaps, and other dispensable items. There should be enough toilet paper and paper towels for the length of Tenant’s stay; however, should an unusually large amount of these items be used by the Tenant and the supply at the property is exhausted, Tenant should plan on making a trip to a nearby store to replenish these items as Tenant needs them.
TENANTS LIABILITY
Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenant’s guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Tenant agrees to reimburse the Manager for costs incurred to repair/replace damaged items.
SLEEPING CAPACITY and DISTURBANCES
Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: A. Occupancy exceeding the sleeping capacity stated on the reservation confirmation. B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. C. Causing damage to the premises rented or to any of the neighboring properties. D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property.
HOLD HARMLESS
Neither the owner of the property nor the Manager assumes any liability for loss, damage or injury to persons or their personal property. Neither does the owner nor the Manger accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. Neither will the owner nor the Manager accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond the owner's or the Manager’s control.
HOT TUB & PATIOS
Tenant hereby acknowledges that if the property the Tenant has reserved includes a hot tub, the Tenant is fully aware that the hot tub and surrounding patio/deck can be dangerous, that the deck/patio can be slippery when wet, and that injury or death may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and patio areas.
LOST, STOLEN OR ABANDONED ARTICLES
Neither Manager nor owner shall have any responsibility for lost, stolen or abandoned items. There will be a fee of $25.00 plus shipping for any returned items.
ADDITIONAL TERMS AND CONDITIONS
The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges owner and Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold owner and Manager free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
LOCKED AREAS
Locked areas for which Tenant is not provided a key, such as owner's personal storage areas, are exempt from this lease agreement and are off limits to the Tenant. Forced entry into these areas is cause for immediate termination and Tenant will be charged for damage and/or missing items.
PAYMENT BY CHECK
If the Tenant pays by check and the check is returned for NSF there will be a $75 service charge. Keys will not be issued until the check has successfully cleared the bank. Checks should be made payable to The Valley Home Payment in full for the reservation is due 30 DAYS PRIOR TO THE FIRST DAY OF YOUR STAY.
CHECKOUT PROCEDURE
Checkout time is 11:00 AM. Please be prompt.
A great deal of work must be done to prepare the Valley Home and hot tub for guest arrival, and a delay in your departure may result in the house not being ready by 4:00 PM for the next guests. Like you, they are excited and want to be in their house on time.
This house is privately owned and well loved. We do not expect you to clean the house before you leave, but please do leave it as neat and undamaged as you would hope someone would leave yours.
Please place all dirty dishes in the dishwasher and start it prior to leaving the house. (Dish soap is provided)
Pull comforter/quilt back on all beds that have been used so we are aware that the linens need to be serviced.
If you use the futon, please strip the bedding before folding it up and place the linens in the laundry area. (Please return futon to normal sitting position.)
Place all used towels, washcloths and kitchen linens (including pot holders) in the laundry room level.
Please return all game and puzzle pieces to their proper boxes and return them to their proper location.
If you do not want to take your personal food with you, you can leave the food for the cleaning staff.
Please make certain that your GARBAGE IS WRAPPED AND SECURED TIGHTLY IN GARBAGE BAGS AND PLACED IN THE GARBAGE BIN PROVIDED IN THE GARAGE AND TAKE OUT TO CURB. (The garbage service will not pick up if there is loose garbage outside of the can. Failure to follow these instructions, including the placement of loose garbage into the containers, will result in an additional cleaning fee.)
If you used the grill, please ensure that it, along with all utensils, has been left clean, the propane bottle for the gas grill is turned off and the cover is on.
If you used the hot tub, please make sure the cover is replaced tightly. Please lock clips provided – mountain winds will blow it off and cause damages.
The owners prefer that their items not be moved. If you must move an art object or piece of furniture, please return it to its proper location before leaving the house.
Turn thermostat for heater to 55 degrees in the winter months or the AC up to 85 degrees during summer months.
Turn off all lights, ceiling fans, TV’s etc…
Please lock all doors and windows. (Please do not leave our owner's items vulnerable to theft by leaving the house unsecured.)
It is very likely that guests will be checking in on the same day leave. To reduce confusion, please make sure that you remove all of your personal items before locking the door.
Leave the key and garage door opener back on the desk, pull the locked door shut behind you, place key back in the lock box and have a safe trip home. Failure to place key back in lock box and garage door opener on the desk will result in a $200 re-keying fee.
